Vorea files plans for construction of two buildings with a combined 628 units, most units planned in Gowanus since 2013
Peter Papamichael’s Vorea Group, on October 28 and 29, filed a permit application for construction of a two-tower, 360-unit, 313,672-square-foot mixed-use building at 404 Carroll Street and a 268-unit, 244,882-square-foot mixed-use building at 540 Degraw Street in Gowanus, Brooklyn.
Domain Companies owns the parcels, according to city records. It is not clear how Vorea is involved, and Peter Papamichael did not immediately respond to a request for comment. The pair have worked on developments together before, recently closing on a $88.5 million purchase at 2-33 50th Avenue in Long Island City, Queens.
The larger of the two plans, at 404 Carroll Street, calls for the construction of the most dwelling units in the neighborhood since 2013.
The plans call for the construction of the two largest buildings in the neighborhood this year. Quinlan Development Group filed a permit application earlier in the month for the construction of a 197-unit, 169,726-square-foot mixed-use building at 374 Fourth Avenue in Gowanus, which had been the largest plans at the time.
Vorea and Quinlan Development Group will likely be followed by a wave of developers looking to build in Gowanus if City Council rules favorably on a plan to rezone 82 blocks of the neighborhood.
The first plans call for the construction of a two-tower, 224-foot-tall, 21-story building at 404 Carroll Street and were filed with the New York City Department of Buildings under job number B00614338. The development site spans one tax lot.

The project is described in the filing as: erect 21-story (16-stories in east tower, 21-stories in west tower) mixed-use new building.
Per the plans, the 16-story east tower will have a residential lobby, retail spaces, and parking space on the ground floor. The second floor will have 21 dwelling units, floors three through five will each have 23 dwelling units per floor, floors six and seven will each have 17 dwelling units per floor, and floors eight through 16 will each have 11 dwelling units per floor.
The 21-story west tower will have retail space, an office lobby, residential lobby, and parking on the ground floor. The second floor will have office space. The third floor will have a terrace, fitness studio, lounge, and amenity space. Floors four through 16 will each have nine dwelling units per floor, floors 17 through 19 will each have five dwelling units per floor, and floors 20 and 21 will each have three dwelling units per floor. The roof will have a terrace.

The property was acquired with two other properties for $47.5 million on February 7, 2018.

The project is described in the filing as: erect 11-story mixed-use new building.

Per the plans, the ground floor of the building will have a lobby, four retail spaces, parking space, and office space. The second floor will have a courtyard and 32 dwelling units, 12 of which will have private terraces. floors three through six will each have 35 dwelling units per floor, floors seven and eight will each have 29 dwelling units, the ninth floor will have 21 dwelling units, while the 10th floor will have 16 dwelling units with four private terraces. The 11th floor will have amenity spaces, a fitness room, and two terraces.
