Artifact files plans for 120-unit mixed-use building in Washington Heights, first plans in the neighborhood this year
Artifact, on November 11, filed a permit application for construction of a 120-unit, 118,559-square-foot mixed-use building at 636 West 158th Street in Washington Heights, Manhattan. Javier Martinez, founder and CEO of the firm, filed the plans.
These are only the third new building plans filed in the neighborhood over the previous 12 months. The plans call for the construction of the most dwelling units in the neighborhood during that span. These are the first new building plans filed in the neighborhood in 2021.
The plans call for the construction of a 197-foot-tall, 17-story building and were filed with the New York City Department of Buildings under job number M00628781. The development site will span multiple tax lots.
The project is described in the filing as: it is proposed to erect a new 17-story building as shown on plans.
Per the plans, the ground floor of the building will have a fitness room, lounge, weight room, terraces, recreation space, and community space. The second floor will have terraces and eight dwelling units. Floors three through 16 will each have eight dwelling units per floor. The 17th floor will have a lounge and recreation space.
The architect listed is Morris Adjmi Architects.
The property was acquired in 2019.
