Vikas Ghai pays $10M to Victor Baranes for three rentals in Crown Heights

Vikas Ghai, through the entity Redone Asset LLC paid $10 million to Victor Baranes, through the entity 678 Prospect Inc. for an eight-unit rental (C1) at 678 Prospect Place in Crown Heights, Brooklyn, an eight-unit rental (C1) at 680 Prospect Place in Crown Heights, Brooklyn, and an eight-unit rental (C1) at 682 Prospect Place in Crown Heights, Brooklyn.

The deal closed on April 15, 2021 and was recorded on May 6, 2021.

The three properties have 25,641 square feet of built space and 0 square feet of additional air rights for a total buildable of 17,136 square feet according to PincusCo analysis of city data. The sale price per built square foot is $390 per the PincusCo analysis.

The signatory for Victor Baranes was Victor Baranes. The signatory for Vikas Ghai was Vikas Ghai.

 

The owners according to the Department of Housing Preservation and Development includes Victor Baranes, head officer and Mordecai Spiegel, officer. The business entities are B & B Global Development Corp and 678 Prospect Inc.
