UWS townhouse sells for $13.9M

The entity UWS Townhouse LLC paid $13.9 million to Lampert Byrd Living Trust through the entity 28 West 76 LLC for the townhouse (A4) at 28 West 76th Street in Upper West Side, Manhattan.
The deal closed on September 8, 2021 and was recorded on September 22, 2021.
The property has 6,640 square feet of built space and 1,532 square feet of additional air rights for a total buildable of 8,172 square feet according to PincusCo analysis of city data. The sale price per built square foot is $2,093 and the price per buildable square foot is $1,700 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on January 19, 2018, for $13.1 million.
The signatory for Lampert Byrd Living Trust was Mark Lampert and Susan Byrd. The signatory for UWS Townhouse LLC was Jennifer Padnick.

Within a 400-foot radius of 28 West 76th Street, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, two were sales above $5 million totaling $16.1 million. The most recent of the two was Yuco Management which bought the 7,762-square-foot, nine-unit rental (D1) on 43 West 74th Street for $5.6 million from Joel Ritz on July 9, 2021.
Of those four items, two were loans above $5 million totaling $55 million. The most recent of the two was Fine Times which borrowed $50.0 million from Citibank secured by the 30,480-square-foot, 11-unit rental (D1) on 12 West 76th Street and 19 other properties on August 10, 2021.
