Tribeca condo sells for $15.5M
Kevin D. Ness and Stephanie J. Ness paid $15.5 million to L Trust Datest 5-27-2020 and Steven Berson through the entity Steven Berson, As Trustee for condo (SC) units 9A and 8B at 161 Hudson Street in Tribeca, Manhattan.
The deal closed on September 2, 2021 and was recorded on September 22, 2021.
The property has 5,802 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $2,671 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on April 1, 2021, for $13 million.
The signatory for L Trust Datest 5-27-2020 and Steven Berson was Steven Berson. The signatory for Kevin D. Ness and Stephanie J. Ness was Kevin D. Ness and Stephanie J. Ness.
One of the projects were to change the building from a RES to a R-2and change the number of residential units from 24 to 23 and were permitted on January 19, 2018.
This is for units 9A and 8B.
Within a 400-foot radius of 161 Hudson Street, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
Of those three items, two were sales above $5 million totaling $31.4 million. The most recent of the two was 7 Hubert, Phb LLC which bought the 4,200-square-foot condo at the 35-unit mixed-use building (RM) on 7 Hubert Street for $20 million from JLM Hubert St, LLC on December 23, 2020.
One of those three items was a loan which Jeffrey Bennett borrowed $5 million from Sterling National Bank secured by four condo units in the 2,910-square-foot, six-unit mixed-use building (RM) on 32 Laight Street on February 14, 2020.
