UES townhouses sell for $22.8M

John F. Welch, Jr. Revocable Trust, Suzy Welch, and John Musicaro through the entity John Musicaro, Co-Trustee paid $22.8 million to John Macaskill and Bridget Macaskill for the townhouse (A9) at 162 East 81st Street in the Upper East Side, Manhattan and townhouse (A9) at 160 East 81st Street in Upper East Side, Manhattan.
The deal closed on September 29, 2021 and was recorded on October 14, 2021.
The two properties have 8,401 square feet of built space and 8,306 square feet of additional air rights for a total buildable of 16,696 square feet according to PincusCo analysis of city data. The sale price per built square foot is $2,708 and the price per buildable square foot is $1,362 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for John Macaskill and Bridget Macaskill was John Macaskill and Bridget Macaskill. The signatory for John F. Welch, Jr. Revocable Trust, Suzy Welch, and John Musicaro was John Musicaro.
