A&E pays $26.2M to estate of Joseph Bruno for rental in Jackson Heights
A&E Real Estate Holdings through the entity 80-01 37th Avenue, LLC paid $26.2 million to Estate of Joseph Bruno through the entity Ravenna Court LLC for 87-unit rental (D7) at 80-01 37th Avenue in Jackson Heights, Queens.
The deal closed on September 30, 2021 and was recorded on October 15, 2021.
The property has 98,492 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $266 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Estate of Joseph Bruno was Craig J. Bruno, Marie F. Hansen, and Joan T. Keane. The signatory for A&E Real Estate Holdings was Jonathan T. Wachtel and Darryl Smith.
TradedNY reported this sale with A&E Real Estate Holdings as the buyer as part of a two-building acquisition. The second building, 35-64 84th Street, has not been reported yet. Darryl Smith, who also signed on the deed is a relationship manager at CSC.
The former owners according to the Department of Housing Preservation and Development included Marie Hansen, head officer and Joan Kean, officer. The business entities were The Joseph Bono Trust and Ravenna Court Llc.
Within a 400-foot radius of 80-01 37th Avenue, PincusCo identified five commercial real estate items of interests occurred over the past 24 months.
Of those five items, four were loans above $5 million totaling $80.3 million. The most recent of the four was Michael Gruss which borrowed $16 million from Signature Bank secured by the 102,803-square-foot, 88-unit rental (D7) on 79-01 37th Avenue on August 2, 2021.
