Two mixed-use buildings in Bensonhurst sell for $8.6M
86 Stasi Realty LLC through the entity 86 Stasi Realty LLC paid $8.6 million to Harold Segal through the entity 1971 86th Street Realty LLC for mixed-use building (K4) at 1977 86th Street in Bensonhurst, Brooklyn and mixed-use building (K2) at 1971 86th Street in Bensonhurst, Brooklyn.
The deal closed on July 26, 2021 and was recorded on August 16, 2021.
The two properties have 14,500 square feet of built space and 0 square feet of additional air rights for a total buildable of 10,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $593 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000. One of the projects were to change the building from a C to a M and were permitted on November 10, 2016.
Within a 400-foot radius of 1971 86th Street, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
They were all for building rehabilitation or alteration that require a change to the certificate of occupancy. They were three permits with a total initial cost of $5.9 million. The most recent of these three items was the permit on June 2, 2021 for a 5,461-square-foot R-3 building with two residential units at 2008 86th St.
