Two industrial buildings in Bushwick sell for $4.8M
Sholom Dov Andrusier through the entity Moffat St Realty LLC paid $4.8 million to Jacob Schwartz and Mordechai Freund through the entity Jacob Schwartz , Co Trustee for industrial (E1) at 323 Moffat Street in Bushwick, Brooklyn and industrial (E1) at 319 Moffat Street in Bushwick, Brooklyn.
The deal closed on July 21, 2021 and was recorded on August 5, 2021.
The two properties have 18,050 square feet of built space and 0 square feet of additional air rights for a total buildable of 18,050 square feet according to PincusCo analysis of city data. The sale price per built square foot is $265 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Jacob Schwartz and Mordechai Freund was Jacob Schwartz and Mordechai Freund. The signatory for Sholom Dov Andrusier was Sholom Dov Andrusier.

It was a loan which Juan A. Figueroa borrowed $8.2 million from Silver Heights Development secured by the 22,396-square-foot, one-unit industrial (F5) on 335 Moffat Street on March 8, 2021.
