Trinity Financial files plans for $1.9M rehab of community space at 425 Grand Concourse
Trinity Financial, on July 20, filed a permit application for a $1.9 million rehabilitation of community space on two floors of a passive house development at 425 Grand Concourse in the Bronx.
The plans call for a rehab of community space on the first and second floors of the 270-foot tall, 26-story, building.
The project is described in the filings as: interior fit out of existing first and second floor community facility space, including installation of non-load bearing partitions, carpentry, and finish work. No change to use, egress, or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $1,906,940.
The 425 Grand Concourse development, at the time it was announced, was the largest passive house project planned for North America. Passive houses are designed to be extremely energy-efficient so that it doesn’t take a lot of power to heat or cool.
In the summer of 2015, HPD released an RFP seeking developers to redevelop the 30,000-square-foot site with 277 below-market rate rental apartments, a charter school, supermarket, medical facility, and community space for cultural and social programs. Trinity Financial and MBD Community Housing Corporation were ultimately selected for the project and Dattner was chosen as the architect.
The new building plans were pre-filed on April 14, 2017 by Trinity and were permitted late 2019.
