Top 10 alteration filings from March

1) Tishman Speyer filed for $64 million of renovations at the U.S. Post Office building Morgan North on March 30. The filing states that work will be done on the ground floor as well as floors five through ten of the 1.6 million square foot, 10-story building at 341 9th Avenue. The plans show that the ground floor will be used for retail and lobby space while floors five through ten will be used as offices. Tishman Speyer controls the top six floors of the building, after securing a 99-year lease on the portion of the building in October of 2019. The bottom floors are still occupied by the US Postal Service.

2 & 3) Related Companies filed two applications totaling $82 million of renovations at the Time Warner Center. The renovations, filed on March 19, will cover eight floors at the 750-foot-tall, 54-story, building. The first project is described in the filings as: interior renovation as per plans filed herewith. No change in use, occupancy or egress. The initial cost as reported in the DOB filing for the work described in this permit application is $49 million. It is for floors 8 through 10. The second project is described in the filings as: interior renovation as per plans filed herewith. No change in use, occupancy or egress. The initial cost as reported in the DOB filing for the work described in this permit application is $32.8 million. It is for floors SC2, CEL, 1, 6, and 7.

4) Fortress Investment Group on behalf of its joint venture with L&L Holding Company and Maefield Development filed an application for $15.6 million of renovations at 1568 Broadway on March 25. The plans call for general construction modifications on the sub-cellar, cellar, and floors one through eight.

5) NYC School Construction Authority, on March 20, filed a permit application for a $15 million renovation of a building at 71 Hester Street in Lower East Side. The plans state the renovation will be done on all 5 stories of the 75-foot tall building. The work includes exterior masonry, roofing replacement, window replacement, waterproofing at foundation walls, door replacement at building entrances, relocating vent pipes at roof, relocating existing a/c units and electrical outlets

6) The Durst Organization, on March 30, filed a permit application for a $14.7 million renovation of one floor of the office building 4 Times Square at 151 West 42nd Street. The filing states that the work will take place on the third floor. On March 19, Durst was permitted for $13 million worth of renovations on the 9th and 32nd floor of the building.

7) The State Teachers Retirement Fund of Ohio, on March 20, was given a permit for a $13.6 million renovation of the office building 590 Madison Avenue in the Plaza District. The plans stated that the work would be done on floors 35-38 of the 585-foot tall, 43-story, building. According to the filing, the work will include new partitions, doors, suspended ceilings and finishes, as well as a minor demolition.

8) Rockefeller Group, on March 17, filed a permit application for a $12.7 million renovation to several floors of an office building at 1271 Avenue of the Americas in Midtown West. The plans call for a renovation on floors 34, 36, 37, and 38 of the 574-foot tall, 47-story, building. The work is defined as an interior build-out of those four floors.

9) Piedmont Office Realty Trust filed for $12 million in renovations at 60 Broad Street. The application was filed on March 20. The renovations will take place on floors two through six. In February, Piedmont Office Realty filed two applications, totaling $120,000 for renovations on the 26th, 27th, and 28th floors.

10) Fortress Investment Group on behalf of its joint venture with L&L Holding Company and Maefield Development filed an application for $11.8 million of renovations at 1568 Broadway in Times Square on March 26. The plans call for general construction modifications on floors one through seven, in addition to the seventh-floor mezzanine.
