SL Green files plans for $30M tenant build-out at One Vanderbilt

SL Green Realty, on April 9, filed a permit application for a $29.7 million built-out at One Vanderbilt in Grand Central for space leased to McDermott Will & Emery.

The law firm signed a lease in 2018 for 106,000 square feet in space with an asking rent of $160 per square foot, the Wall Street Journal reported at the time.

The plans call for a renovation on multiple floors of the 1,404-foot tall, 59-story, building.

The project is described in the filings as: full floor interior tenant improvement to non-bearing partitions, ceilings, and doors on floors 33-36, 53 construction floors. These are known as floors 44-47 and 67th in marketing. This work is for tenant McDermott Will & Emery. Structural requirements at 53c/67m floor only for sky fold partitions (qty. 3), filed via DOB now. No change in use, egress or occupancy.

The project was one of roughly 900 in NYC that received an exemption from Governor Cuomo’s construction ban.

The initial cost as reported in the DOB filing for the work described in this permit application is $29,676,399.
