Toll Brothers permitted for 81-unit mixed-use building in the UWS
Toll Brothers, on February 3, received a permit for construction of an 81-unit, 91,763-square-foot mixed-use building at 2686 Broadway in the Upper West Side. Joseph Clark, director at the firm, filed the plans.
The original plans, filed back in 2020, called for the construction of 73 dwelling units. That number has since increased to 81 dwelling units.
The permits issued were foundation permits.

The plans, pre-filed on March 23, 2020, call for the construction of a 145-foot tall, 13-story mixed-use building.
The project is described in the filings as: construct new 13-story mixed-use building of residential and commercial use as per plans filed herewith.
Per the plans, the ground floor of the building will have a residential lobby and retail space. The second floor will have a lounge, exercise room, outdoor recreation space, and four dwelling units. Floors three through 10 will each have seven dwelling units per floor, the 11th floor will have six dwelling units, the 12th floor will have four dwelling units, and the 13th floor will have three dwelling units. The roof will have a terrace. The cellar will have an office, music room, and a kid’s playroom.
Last year the developer filed demolition plans for 2686-2690 Broadway.
The property was acquired with three other properties for $44 million on August 5, 2019.
