Allstar Homecare Agency seeks rezoning for 27-unit mixed-use building in Bensonhurst

Allstar Homecare Agency, Inc. submitted rezoning plans to facilitate the development of a 25,158-square-foot mixed-use building with 27 residential dwelling units at 1656 West 10th Street in Bensonhurst, Brooklyn.

The developer seeks a zoning map amendment from R5B district to R6A and a zoning text amendment to Appendix F of the Zoning
Resolution to make the Rezoning Area part of a Mandatory Inclusionary Housing (MIH) area.

The proposed actions would facilitate the development of a six-story mixed-use building with 8,109-square-feet of community facility space. Of the 27 dwelling units, six would be for incomes averaging 80 percent AMI and below.

Aside from the applicant-controlled property (Block 6621, Lot 28), two other properties which are not owned by the applicant, (Block 6621 Lot 22 and part of Lot 42), would be impacted by the rezoning.

Per the plans, the ground floor of the development would contain part of a social adult day care center and a residential lobby. There would be 945-square-feet of rooftop recreational space for building residents, and a 2,100-square-foot rear yard garden would be part of the adult day care center.
