Tishman Speyer receives TCO for $78.5M vertical enlargement of 838K sf commercial building in Downtown Brooklyn
Tishman Speyer, on January 28, was issued a temporary certificate of occupancy for a $78.5 million vertical enlargement of a 838,339-square-foot building at 422 Fulton Street in Downtown Brooklyn. Chris McCartin, managing director at Tishman Speyer, filed the plans.
The building will also have an entrance at 181 Livingston Street, and was named The Wheeler.
The plans, pre-filed on August 15, 2015, call for the increase in the size of the building from a 195-foot-tall, four-story, 734,299-square-foot building to a 256-foot tall, 14-story, 114,424-square-foot building. The time from pre-file to TCO was five years and five months.
The project is described in the filings as: vertical enlargement of existing commercial building as shown on drawings filed herewith. Partial removal of mezzanine.. The initial cost as reported in the DOB filing for the work described in this permit application is $78,467,246.
The new floors will consist of office space and an eating and an eating and drinking establishment, according to the plans.
Perkins Eastman is listed as the architect.
The developer acquired the upper-levels of Macy’s four-story 422 Fulton Street building, as well as two neighboring 10-story buildings for $170 million in 2015.
Macy’s will continue to operate and occupy the bottom stories.
The developer took a $194 million construction loan from Bank of the Ozarks to facilitate the project.
Whittle School & Studios signed a lease for 620,000-square-feet of office space in the building in May of last year.
