Thor Equities permitted for 310K sf warehouse for Amazon in Red Hook

Thor Equities, on January 20, was given a permit for construction of a 310,967-square-foot warehouse at 270 Richard Street in Red Hook, Brooklyn. Melissa Gliatta, executive vice president of Thor Equities, filed the plans.

According to reports, the warehouse will be occupied by Amazon, which signed a 20-year lease for the location in November.

The plans, pre-filed on September 3, 2019, call for the construction of a 51-foot tall, single-story, building.

The project is described in the filings as: herewith filing for new one-story warehouse building as per plans.

The building will have accessory office space, warehouse space, and several loading berths, per the plans. The first floor mezzanine will provide additional office space. The roof will be used as a storage space for commercial vehicles.

The developer acquired the property for $40.5 million back in August of 2005.

The initial plan was to develop a 638,548-square-foot commercial complex on the property, including 600,000-square-feet of office space and 23,000-square-feet of retail and restaurant space.

More than a decade later, the developer officially filed plans for the building. By 2018, with no progress made and the lot still vacant, reports surfaced that Thor had received an inquiry from a potential industrial tenant.

The following year, in July of 2019, the developer withdrew the new building plans for the commercial building and filed new plans for the warehouse two months later.
