Leser Group permitted for 325K sf office, retail in Ocean Hill

The Leser Group, on July 11, was given a permit for construction of a 325,437-square-foot office and retail building at 2440 Fulton Street in Ocean Hill, Brooklyn.

Earlier this month, the developer signed a new construction loan with lender UMB Bank valued at $201.9 million for the project.

Below are renderings of the development.

Back in April, the city announced that over 1,100 employees from the city’s Human Resources Administration (HRA) would eventually work in the building. Per the press release, over 200,000-square-feet of space will be occupied by HRA, leaving over 100,000-square-feet of office and retail space for public, private, and nonprofit organizations.

The plans, pre-filed on April 3, 2020, call for the construction of a 100-foot tall, six-story building.

The project is described in the filings as: construct new six-story building as per plans filed.

The property was acquired for $33 million on June 23, 2015.
