Joel Kohn’s Jay Group, on September 14, was issued a temporary certificate of occupancy for construction of a 141-unit, 111,206-square-foot rmixed-use building at 56 West 125th Street in Central Harlem.

The plans, pre-filed on July 5, 2017, call for the construction of a 160-foot tall, 17-story mixed-use building. The time from pre-file to TCO was three years and two months.

The project is described in the filings as: proposing new 17-story and cellar mixed-use building, with a total of 141 dwelling units.

The plans show that the cellar of the building has an arts and entertainment area as well as retail space. The ground floor has a lobby and commercial retail space. The second floor has numerous recreation spaces, laundry, and three dwelling units, two of which have terraces. Floors three through nine each have 10 dwelling units, floors 10 through 12 each have nine dwelling units, the 13th floor has eight dwelling units, the 14th floor has nine dwelling units, and floors 15 through 17 each have eight dwelling units. The roof provides additional recreation space to the building.

JFA was responsible for the design of the building, which sits on property the Jay Group acquired for $26.5 million on June 8, 2018.

A housing lottery opened in June for 43 middle-income apartments in the building.
