The Doe Fund files plans for 96-unit resi building in Hunts Point

The Doe Fund, on September 14, filed a permit application for construction of a 96-unit, 47,748-square-foot residential building at 1220 Spofford Avenue in Hunts Point, Bronx. Larry Gordon of the DOE Fund filed the plans.

These are the largest new building plans, out of seven total plans, filed in the neighborhood so far this year. Perhaps more significantly, there are the most dwelling units filed for in the neighborhood since the start of 2018.

Late last year The Doe Fund was issued a temporary certificate of occupancy for construction of a 68-unit, 35,395-square-foot residential building at 3188 Villa Avenue in Riverdale, the Bronx.

The plans call for the construction of a 72-foot-tall, six-story building and were filed with the New York City Department of Buildings under job number X00552335. The development site spans three tax lots.

The project is described in the filing as: filing to erect a new six-story community facility and residential building. Affordable housing. HUB consultation accepted on 06/15/2021.

According to the plans, the ground floor of the building will have a lobby, office, and 12 affordable units for seniors. Floors two through five will each have 13 supportive housing units and five affordable units for seniors per floor. The sixth floor will have eight supportive housing units and five affordable units for seniors. The cellar will have an office, exercise room, community room, and laundry room.

The architect listed is Curtis + Ginsberg Architects LLP.

The property was acquired with two other properties for $4.2 million on February 10, 2020.
