Daten Group receives TCO following construction of 85K sf condo building in Park Slope

The Daten Group, on July 31, was issued a temporary certificate of occupancy for construction of a 70-unit, 85,862-square-foot condo building at 575 4th Avenue in Park Slope.

The plans, pre-filed on December 26, 2014, call for the construction of a 119-foot tall, 11-story condo building. The time from pre-file to TCO was just over five years and seven months.

The project is described in the filings as: proposed mixed-use development as per plans.

Fischer+Makooi is the architect on the original filing.

The ground floor of the building has commercial space, according to the plans. Additionally, there is a residential lobby and the lower halves of two duplex units. The second floor has the upper halves of the duplexes, nine dwelling units, and 6,621-square-feet of recreation space. Floors three and four each have 10 dwelling units, the fifth floor has nine dwelling units, floors six through eight each have six dwelling units, and floors 9 through 11 each have four dwelling units. The roof adds 3,076-square-feet of recreation space. The ground floor has parking spaces for 40 cars.

All residents also have access to a private, quarter-acre backyard that includes seating, an outdoor theater for entertaining, a children’s playground, a dog run, a fire pit, barbecue grills, and outdoor kitchenettes.

The property was acquired when Daten paid the Rabsky Group $24 million for six adjacent, mixed-use buildings – four at 575-581 Fourth Avenue and two at 189-195 Prospect Avenue in 2015.

Condominium plans were filed with the Attorney General on July 2, 2018. The condo, CD180275, has a current sellout price of $107,502,500.

With the condo filing, it was reported that Craig Rosenman and David Ennis’ Daten Group planed to sell 70 condominium units for a total of $106 million, which is the initial sellout price listed on the AG website.
