Danzig Group, Chasella Capital get TCO for 25-unit condo in Astoria

The Danzig Group and Chasella Capital Partners, on March 16, were issued a temporary certificate of occupancy for construction of a 25-unit, 18,343-square-foot condo, known as The Alexandra, at 23-43 31st Road in Astoria. Calvin Danzig filled the plans.

The condo, CD180207, has a $18,244,850 sellout price with the New York State Attorney General. John, Kevin, and Calvin Danzig, along with Steven and James Kaplan, are listed as the principals of the sponsor.

The plans, pre-filed on September 27, 2017, call for the construction of a 50-foot tall, five-story residential building. The time from pre-file to Certificate of Occupancy document was three years and six months.

The project is described in the filings as: proposed five-story residential building.

The ground floor of the building has a residential lobby and two dwelling units, per the plans. Floors two through four each have six dwelling units per floor, while the fifth floor has five dwelling units. The roof has a recreation space. The cellar has an exercise room and the building has 13 outdoor parking spaces.

Tan Architect PC was the architect.

The property was acquired for $950,000 on April 13, 2017.
