TCO issued for for 197-key Graduate Hotel, part of Cornell Tech campus development on Roosevelt Island
On November 9, a temporary certificate of occupancy was issued for the construction of a 197-key, 140,871-square-foot hotel, known as Graduate Hotel, at 22 North Loop Road on Roosevelt Island. The hotel will be managed by Graduate Hotels, a boutique chain.
The hotel building, which is connected to the Verizon Tech Executive Education Center, is part of the under-construction 10-building, two million square foot, Cornell Tech campus which will occupy 12-acres of space on the southern part of Roosevelt Island. Skidmore, Owings & Merrill, Hudson Companies, Related Companies, and Forest City Ratner Companies are the developers for the project which is expected to be complete by 2043.
In September of 2013, an application for a zoning text amendment was filed by Cornell University and the New York City Economic Development Corporation (EDC) to facilitate the development.
The larger project will be completed over three phases. The completion of the hotel signals that phase one of the project is wrapping up.
The plans, pre-filed on May 1, 2017, by the EDC call for the construction of a 199-foot tall, 19-story hotel building. The time from pre-file to TCO was three years and six months.
The project is described in the filings as: erect 19-story new building with cellar.
The ground floor of the building has a lobby, front desk, and eating and drinking establishment, per the plans. The second floor has a cafeteria, lounge, staff locker room, and storage space. The third floor has a lobby, meeting room, and large function room. The fourth floor has a workshop and storage space. The fifth floor has an exercise room and 10 hotel rooms. Floors six through 16 have 18 rooms per floor, the 17th floor has 17 rooms, while the 18th floor has an eating and drinking establishment. The 19th floor is used for mechanical purposes.
