TCO for 319-unit mixed-use building in Bronx

On December 29, a temporary certificate of occupancy was issued following the construction of a 319-unit, 295,226-square-foot mixed-use building, known as Second Farms, at 1932 Bryant Avenue in Bronx. The building was developed in partnership between Association of New York Catholic Homes, Catholic Charities of New York, and the city’s Department of Housing Preservation & Development.

The plans, pre-filed on June 2, 2017, call for the construction of a 165-foot tall, 15-story mixed-use building. The time from pre-file to TCO was three years and six months.

The project is described in the filings as: construct new 15-story mixed-use building as per plans filed.

According to the plans, the building’s basement has a daycare lobby, retail space, and storage. The ground floor has a daycare, residential lobby, recreation space, laundry room, and one dwelling unit. Floors two through 12 have 25 dwelling units per floor, floors 13 and 14 have 18 dwelling units per floor, while the 15th floor has seven units.

Dattner Architects designed the building. According to the architect’s website, the building has approximately 12,000-square-feet of commercial-retail space, and a 9,000-square-feet of community facility space. Additionally, the building has landscaped courtyard for the tenants’ outdoor recreation use.

An affordable housing lottery launched for 280 mixed-income units in the building in April of 2020.

The property was acquired for $19.3 million on June 27, 2018.
