The Talmudical Seminary of Bobov paid $8.38 million to Sonnia Torres for three industrial properties at 3706 to 3710 15th Avenue in Borough Park, Brooklyn, in three separate transactions.
In the first, the Talmudical Seminary of Bobov through the entity Tsob 5782 LLC paid $5.4 million to Sonnia Torres through the entity Falbros Realty Corp. for the industrial building (E2) at 3708 15th Avenue in Borough Park, Brooklyn and industrial building (G7) at 3706 15th Avenue in Borough Park, Brooklyn.
The deal closed on April 21, 2023 and was recorded on May 3, 2023. The two properties have 500 square feet of built space and 17,685 square feet of additional air rights for a total buildable of 18,181 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $10,824 and the price per buildable square foot is $297 per the PincusCo analysis. In the second, the Talmudical Seminary of Bobov through the entity Tsob 5782 LLC paid $3 million to Sonnia Torres through the entity Ramset Realty Corp. for the industrial building (E2) at 3710 15th Avenue in Borough Park, Brooklyn.
The deal closed on April 21, 2023 and was recorded on May 3, 2023. The property has 2,000 square feet of built space and 2,860 square feet of additional air rights for a total buildable of 4,860 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $1,484 and the price per buildable square foot is $610 per the PincusCo analysis.
