Dawn Orlinsky pays $6.2M for six-unit UWS walkup

Dawn Orlinsky through the entity West Family Property LLC paid $6.2 million to Sharon Catherine Pett for the six-unit residential walkup building (C2) at 330 West 87th Street in Upper West Side, Manhattan.
The deal closed on April 28, 2023 and was recorded on May 3, 2023. The property has 5,040 square feet of built space and 7,000 square feet of additional air rights for a total buildable of 12,040 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $1,240 and the price per buildable square foot is $519 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on November 1, 2004, for $2.5 million. The signatory for Sharon Catherine Pett was Sharon Catherine Pett. The signatory for Dawn Orlinsky was Dawn Orlinsky.

Prior sales and revenue

Prior to this transaction, PincusCo has no record that the buyer Dawn Orlinsky had purchased any other properties and has no record it sold any properties over the past 24 months.
The seller Sharon Catherine Pett had not purchased any other properties and had not sold any properties over the same time period.

The property is in the Riverside-West End Historic District. The city-designated market value for the property in 2022 is $3.4 million.
