Straus Group permitted for 41-units in W. Village, most units filed in the nabe since 2014
Straus Group, on October 5, received permits for construction of a 41-unit, 35,695-square-foot mixed-use building at 38 West 8th Street in West Village. Joseph Straus, a principal with the firm, filed the plans.
The West Village does not experience a high volume of new development. These plans were one of two new building plans filed in the neighborhood in 2018. The following year, one new building plan was filed. In 2020 There were four new building plans filed, while two have been filed this year. Of the nine plans filed since the start of 2018, these plans call for the construction of the most dwelling units. In fact, you have to go all the way back to 2014 to find new building plans that called for more dwelling units.
The plans, pre-filed on August 16, 2018, call for the construction of a 74-foot tall, seven-story building.
Yimby released renderings for the development in 2019.


The plans are described in the filing as: filing for new mixed-use commercial and residential building.
Per the plans, the ground floor of the building will have a health care facility, retail space, and a residential lobby. Floors two through five will each have eight dwelling units per floor, the sixth floor will have seven dwelling units, and the seventh floor will have two dwelling units with terraces. There will also be a common roof terrace and lounge. The cellar will have a library, exercise room, and lounge.

The property was acquired for $3.8 million on April 23, 2012.
