Straus Group finishes demos of 36, 40 W. 8th Street ahead of 41-unit project in Greenwich Village

Straus Group, on September 13, formally completed the demolition of two buildings at 36 West 8th Street and 40 West 8th Street in Greenwich Village. Joseph Straus, a principal at the firm, filed the plans.

The plans were filed last summer, along with demolition plans for 38 West 8th Street. However, those plans have not yet been marked completed.

38 West 8th Street is the site of the firm’s planned new development. On August 16, 2018, the developer filed plans to construct a 74-foot tall, seven-story, 42,645-square-foot mixed-use building at the site with 41 dwelling units.

According to the plans, the building will have health care facility space and retail space on the ground floor. Residential units will occupy the upper floors. While the plans have been approved, they have not received permits for construction yet.

The first demo plans, pre-filed on July 9, 2020, call for the demolition of a one-story office building at at 36 West 8th Street.

The project is described in the filings as: full demolition of one-story structure, using hand held equipment and mechanical means to assist with demolition.

The property was acquired for $3.8 million on April 23, 2012.

The second plans, pre-filed on July 9, 2020, call for the demolition of a one-story building 40 West 8th Street.

The project is described in the filings as: full demolition of one story structure, using hand held equipment and mechanical means to assist.

The property was acquired for $5.7 million on April 16, 2012.
