Storage Deluxe files $5.5M plans to convert warehouse to 45K sf storage building in Bayside
Storage Deluxe, on June 8, filed a permit application for a $5.5 million conversion of a single-story warehouse that will add two stories to make it a 45,585-square-foot building, at 215-01 42nd Avenue in Bayside, Queens.
The plans call for an increase in the size of the building to a 30-foot-tall, three-story storage building.
The project is described in the filings as: partial demolition of one-story warehouse leaving 51 percent of exterior walls. Building to be enlarged to a three-story self-story facility with accessory business office. The initial cost as reported in the DOB filing for the work described in this permit application is $5,470,200.
Storage Deluxe acquired the property for $9.7 million on August 2, 2018, and immediately disclosed plans to eventually convert it to a storage facility. The nearly $10 million deal between Queensborough Lumber Company Inc. and Storage Deluxe was brokered by Cushman & Wakefield.
At the time of purchase, Verizon was leasing the space to park its vehicles near the company’s office at 43rd Avenue and 214th Street. The lease extended to October 31, 2019, but had two additional two-year lease extensions.
