Steven Li files plans for 53-unit mixed-use building in Elmhurst

Steven Li through WWJ Group, Inc., on February 11, filed a permit application for construction of a 53-unit, 49,134-square-foot mixed-use building at 83-07 Queens Boulevard in Elmhurst, Queens.

There have been 10 new building plans, including these plans, filed in Elmhurst in the previous 12 months. The 10 plans combined to call for the construction of 251 dwelling units in the neighborhood.

The plans call for the construction of a 70-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number Q00659801. The development site spans one tax lot.

Per the plans, the ground floor of the building will have a lobby, health care facility, and several retail spaces. The second floor will have nine dwelling units and an exercise room. Floors three through six will each have 10 dwelling units per floor. The seventh floor will have an exercise room and four dwelling units. The cellar will have 27 parking spaces.

The architect listed is My Architect PC.

The property was acquired for $8 million on November 2, 2021.

Around this time last year, the developer filed plans for construction of a 55-unit, 37,679-square-foot residential building at 82-77 116th Street in Kew Gardens, Queens.
