Solex Construction submits $35.8M condo plan in Gravesend

Solex Construction Inc. submitted a condominium plan for a development with 51 residential units and one commercial unit at 398 Kings Highway in Gravesend, Brooklyn.

The condo plan, CD210092, has a sellout price of $35,820,131 with the New York State Attorney General. Zinoviy Zaltsman and Aleksandr Zaltsman of Solex Construction Inc. are listed as the principals of the sponsor.

In March of 2019, the developer filed new building plans with the New York City Department of Buildings calling for the construction of a 75-foot tall, seven-story, 47,426-square-foot residential building with 51 dwelling units at the property. The building has an alternate address of 2 Kings Place.

Per the plans, the ground floor of the building will have residential and commercial lobbies, along with 26 parking spaces. Floors two through five will each have nine dwelling units per floor, four of the second floor units will have private roof terraces. The sixth floor will have eight dwelling units with one private roof terrace, while the seventh floor will have seven dwelling units with two private roof terraces. The cellar will have two commercial spaces, and the building’s roof will have recreation space.

Initial foundation permits were issued to the developer in August of 2019, but no TCO has been issued yet.

The Vilnits group is listed as the architect.

The developers acquired the property for $9.5 million in February of 2019.
