Simone Development permitted for construction of 48-unit building in Riverdale, six years after plans filed

Joseph Kelleher’s Simone Development, on January 31, received a permit for construction of a 48-unit, 64,846-square-foot mixed-use building at 3745 Riverdale Avenue in Riverdale, the Bronx.

The plans, pre-filed on February 9, 2016, call for the construction of a 155-foot tall, 14-story mixed-use building.

The building was originally planned to be a health care clinic before being altered. One report said that they were altered due to community concerns about the scale of the building, parking, and congestion.

The project is described in the filings as: file to erect a 14-story mixed-use building.

Per the plans, the ground floor of the building will have a lobby and retail space. The second floor will have parking. Floors three through 14 will each have four dwelling units per floor. The building will have 34 parking spaces outside.
