Silverback Development files plans for 197-unit mixed-use building in Longwood Melrose
Silverback Development, on September 15, filed a permit application for construction of a 197-unit, 151,663-square-foot mixed-use building at 586 Gerard Avenue in Longwood Melrose, the Bronx. Sharone Karten filed the plans. Silverback is led by Josh Schuster.
The plans call for the construction of a 90-foot-tall, nine-story building and were filed with the New York City Department of Buildings under job number X00588660. The development site spans one tax lot.
The developer recently filed plans to demolish a 30,345-square-foot garage building that currently occupies the site.
The property was acquired for $16.9 million on September 2, 2020. Shortly after, The Real Deal reported that the developer was planning to construct a $90 million, 200-unit development at the site. According to the report, 30 percent of units would be affordable and the building would have retail space and at least 71 parking spaces.
The project is described in the filing as: Application filed to construct new nine-story mixed-use building.
According to the plans, the ground floor of the building will have retail space, parking for 40 cars, one dwelling unit, an exercise room, and a lounge. The second floor will have 25 dwelling units. Floors three through seven will each have 27 dwelling units per floor. The eighth floor will have 46 dwelling units and the ninth floor will have 17 dwelling units. The roof will have recreation space. The cellar will have a patio, yoga room, exercise room, conference room, and parking for another 40 cars.
