$154M West Village condo with 10 units gets TCO, seven years after plans filed

Shibumi Development, on January 21, was issued a temporary certificate of occupancy for construction of a 10-unit, 44,583-square-foot residential building at 601 Washington Street in West Village. Charles Dunne, principal with Shibumi, filed the plans.

The plans, pre-filed on May 14, 2013, call for the construction of a 124-foot tall, nine-story residential building. The time from pre-file to TCO was seven years and eight months.

The condominium plan, CD190047, has a current sellout price of $154,149,500 with the NYS AG. The plans, which were submitted on February 13, 2019, have Charles Dunne and Zachary Waksal listed as the principals of sponsor.

The project was declared effective in April 2020, with three units in contract totaling just under $40 million: 4E asking $9.6 million, 5E asking $9.99 million and Townhouse West, asking $19.94 million. The most expensive unit is Penthouse West, asking $32.3 million.

The project is described in the DOB filings as: construction of a nine-story new building.

The building’s cellar has an exercise room and the lower third of two triplex dwelling units, per the plans. The ground floor has the middle third of two triplex units, each of which have a private garden, and a lobby. The second floor has the upper third of two triplex units. Floors three through five each have two dwelling units per floor. Floors six through nine each have two quarters of two quadplex dwelling units per floor. The roof has a recreation space.

BKSK Architects designed the building.

The property was acquired for $31 million on November 8, 2013.
