Shefa School files $13.3M plans to convert business school, office space in Lincoln Square to middle school
The Shefa School, on September 3, filed plans for a $13.3 million project which aims to convert a business school and office building to a primary and middle school at 17 West 60th Street in Lincoln Square, Manhattan. The plans also call for a slight vertical enlargement of the building, in addition to the change in use.
The Shefa School, a Jewish day school which serves students with language-based learning disabilities, purchased a 75,000-square-foot ground lease at the building for $49.5 million from Extell Development last month.
The same month, the school signed a new construction loan with Build NYC valued at $65.7 million for the parcel.
Extell originally bought a stake in the property on January 13, 2014, for $30 million from Frank Ring.
The plans call for the change in use and increase in size of the building from a 120-foot tall, 11-story building to a 160-foot tall, 12-story building. This was filed with the New York City Department of Buildings under job number M00570631.
The project is described in the filing as: NYC development Hub application: filed for gut renovation, partial demo, vertical enlargement and conversion of 11-story, prior-to-1968 code, cl1-fp business school and office building into 12-story, use group 3, occupancy group E primary and middle school.
According to the plans, the ground floor will be changed from business school classrooms, offices, reception, and storage space to a lobby, office, and worship hall. The second floor will be converted to meeting rooms and staff offices. The third floor will have classrooms, offices, a nurse room, and a wellness room. Floors four through 10 will have classroom space, libraries, offices, and music and art rooms. The 11th floor will have a gym and exercise space, while the newly constructed 12th floor will have additional classroom space. The building will also have a play area on the roof and cafeteria in the cellar.
