Seth Haberman through the entity 251 Cpw Housing, LLC as borrower signed a refi loan with lender Morgan Stanley Bank valued at $29.5 million for the 68-unit rental (D7) at 251 Central Park West in Upper West Side, Manhattan.
The deal closed on October 1, 2021 and was recorded on October 14, 2021.
The property has 128,194 square feet of built space and 24,979 square feet of additional air rights for a total buildable of 153,250 square feet according to PincusCo analysis of city data. The loan price per built square foot is $230 and the price per buildable square foot is $192 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
