Savanna finishes $9M of tenant fit-outs of One Court Square in LIC

Savanna, on August 27, formally completed two tenant fit-out projects, totaling $9 million, spanning multiple floors of an office building, previously known as the Citibank Building, at One Court Square in Long Island City. The building has several addresses, such as 44-71 23rd Street and 25-01 Jackson Avenue.

The first plans, pre-filed on February 4 by the management company Cushman & Wakefield, call for a tenant fit-out of floors 27 through 29 and the 36th floor of the 673-foot tall, 49-story, building.

The project is described in the filings as: interior renovations for tenant fit-out floors 29, 30, 31, 38 (construction floors 27, 28, 29, 36) as per plans filed herewith. No change to use, egress, or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $4,492,036.

The second plans plans, pre-filed on February 10 by the management company Cushman & Wakefield, call for a tenant fit-out of floors 26, 32, 34, and 35 of the 673-foot tall, 49-story, building.

The project is described in the filings as: interior renovations for tenant fit out floors 28, 34, 36, 37 (construction floors 26, 32, 34, 35) as per plans filed herewith. no change to use, egress, or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $4,492,036.

The architect for both projects was Gensler.

Savanna had been considering selling the building, before ultimately deciding to keep it when they refinanced the property’s $315 million mortgage in 2015.

The firm closed an $880 million recapitalization of the building in January of this year, with loans from Apollo Global Management, SL Green Realty, which previously had owned the building, and Junius Real Estate Partners.

Last month, the iconic Citi logos were removed from the top of the building. Reports indicated signs will be replaced with Altice USA logos, a cable network service provider which has occupied the building since 2017.
