Rybak Development permitted for 32-unit mixed-use building in UES
Rybak Development, on October 12, received a permit for construction of a 32-unit, 63,888-square-foot mixed-use building at 126 East 86th Street in the Upper East Side of Manhattan. Sergey Rybak, founder and principal at the firm, filed the plans.
The property was acquired for $26 million on November 2, 2020 from JPMorgan Chase Bank.
The plans were one of two new building plans filed in the UES last year. Meanwhile, there have been no new building plans filed in the neighborhood this year.
The plans, pre-filed on November 4, 2020, call for the construction of a 210-foot tall, 20-story mixed-use building.
The project is described in the filings as: new high-rise residential mixed-use building.
According to the plan, the ground floor of the building will have retail space, a residential lobby, and game room. The second floor will have a lounge, meeting room, and the lower half of a duplex unit with a terrace. The third floor will have one dwelling unit and the upper half of one duplex unit. Floors four through 14 will each have two dwelling units per floor. Floors 15 through 20 will each have one dwelling unit per floor. The roof will have residential terraces.
