Rolex files plans for 155K sf commercial office building in Plaza District

Watchmaker Rolex, on June 23, filed a permit application for construction of a 155,883-square-foot commercial office building at 665 Fifth Avenue in the Plaza District of Manhattan. Robert Kaden, Director of facilities at Rolex, filed the plans.

A 2020 PincusCo analysis exploring how Covid-19 could impact Fifth Avenue identified the Rolex Building as having the 17th most feet of frontage on the Avenue.

The project, although planned for a couple of years now, is an example of ownership opting to redevelop in an attempt to revitalize as New York City begins to reopen in the wake of the pandemic. Others have opted to sell retail spaces, such as SL Green Realty at 609 Fifth Avenue.

Just west of Fifth Avenue, Sedesco, an affiliate of the Turkish firm Sedes Holding, recently filed an application seeking an authorization which will ultimately help facilitate the construction of a 443,087-square-foot mixed-use building with 119 residential units and 158 hotel rooms at 41-47 West 57th Street in Midtown.

The Rolex plans call for the construction of a 419-foot tall, 28-story commercial building, and were filed with the New York City Department of Buildings under number M00505081. The development site spans one tax lot.

The project is described in the filing as: construction of a new 28-story office building.

Per the plans, the ground floor of the building will have a lobby, security office, reception area, retail store, and retail entrance. The second floor will have a private eating and drinking establishment, office, and cafe. The third floor will have a retail gallery. Floors four through 24 will be used for office space. The fourth floor will also have retail space. The building will have several terraces.

AAI Architect PC is listed as the architect of record. An article in YIMBY said David Chipperfield Architects would be the design architect for the building. Renderings, pictured below, are available on the architect’s website.
