Rockledge Ventures pays $10.4M for 59-unit rental in Bay Ridge

Rockledge Ventures through the entity Rockledge 7201 Ridge LLC paid $10.4 million to Marguerite Behette through the entity 7201 Realty LLC for the 59-unit rental (D1) at 7201 Ridge Boulevard in Bay Ridge, Brooklyn.
The deal closed on November 22, 2021 and was recorded on December 17, 2021.
The property has 46,200 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $225 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Marguerite Behette was Marguerite Behette. The signatory for Rockledge Ventures was David Kaye.

Charles Fabella of Ben Bay Realty arranged the sale, according to Real Estate Weekly.

The former owner according to the Department of Housing Preservation and Development is Marguerite Behette, head officer. The business entity is 7201 Realty, Llc.
