Angela Gazivoda pays $7.8M for 64-unit rental in Belmont

Angela Gazivoda through the entity 2355 Beaumont LLC paid $7.8 million to Charles F. Locascio through the entity Lil-Fra-Joe, Ltd. for 64-unit rental (D7) at 2355 Beaumont Avenue in Belmont/Little Italy, Bronx.
The deal closed on December 7, 2021 and was recorded on December 17, 2021.
The property has 54,635 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $141 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Charles F. Locascio was Charles F. Locascio. The signatory for Angela Gazivoda was Angela Gazivoda.

The former owners according to the Department of Housing Preservation and Development included Charles Locascio, head officer and Joseph Locascio, shareholder. The business entity was Lil-Fra-Joe Ltd.

Within a 400-foot radius of 2355 Beaumont Avenue, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, one was in new building development. It was a new building permit application filed on August 23, 2021 for a 33,001-square-foot R-2 building with 45 residential units at 2330 Cambreleng Avenue.
Of those four items, two were sales above $5 million totaling $11.3 million. The most recent of the two was Prana Investments which bought the 17,862-square-foot, 24-unit rental (C7) on 663 Crescent Avenue for $5.0 million from Steven Satz on December 29, 2020.
One of those four items was a loan which Camber Property Group borrowed $8.6 million from Signature Bank secured by the 47,455-square-foot, 56-unit rental (D3) on 2340 Beaumont Avenue and one other property on November 13, 2020.
