Rockefeller Group finishes $130.4M in rehabs at 1271 Avenue of the Americas
Rockefeller Group, on January 12 and 13, formally completed three rehabilitation projects at 1271 Avenue Of The Americas in Midtown West. The building was formally known as the Time-Life Building, in Midtown West.
The first plans, pre-filed on November 25, 2015, called for an $82.3 external rehab of the 574-foot tall, 47-story building. Brian Sullivan filed the application.
The project is described in the filings as: tower filing herewith for the replacement of storefront and glazing and framing in addition to cladding the existing tower and wraparound facade with a new thermally broken united curtain wall system that compromises of a vision glazing and a shadow box as per plans filed herewith. No change in use egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $82,253,635.
Pei Cobb Freed & Partners Architects was listed as the architect.

The second plans, pre-filed on October 30, 2018, call for a rehab of four floors of the building.
The project is described in the filings as: herewith filing general construction work as indicated on plans. No change to egress use or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $25,000,000.

The third plans, pre-filed on September 25, 2019, call for a build-out of space leased by the law firm tenant Latham & Watkins, on floors 25 through 28.
The project is described in the filings as: minor demolition. Removal of slab to form stair opening. installation of new stairs, partitions, doors, suspended ceilings, flooring and finishes as per plans (Latham & Watkins, floors 24-27 (co)/ 25-28 (marketing)/ phase 3.) No change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $23,126,000.

The law firm signed a lease for space spanning 10 floors in the landmark building in 2018. The firm announced they anticipated moving into the space in the second half of 2020. According to reports, the lease was for 407,000-square-feet of space, spanning floors 25 through 34.
