Richard Thypin through the entity Graham 108 LLC paid Andrea Brown’s Black Leaf Group LLC $5.1 million for 108 East 30th Street in Flatiron. The deal closed on October 22, 2019, and was recorded on October 24, 2019. The transaction consists of 1 parcel, including the tax class multifamily, converted dwelling or rooming house (C5) and containing 7 residential units. The property has a total development potential of 19,742 square feet.
The estimated cap rate is 7.9%
The Brown family acquired the building in the 1974. Thypin also owns the adjacent building, 106 East 30th Street which he bought in 2009 for $2.4 million, and 104 East 30th Street, which he bought in 2017 for $7.15 million.
