Rezoning plans filed for 80K sf mixed-use building in Sheepshead Bay

The Shore Park Jewish Center is seeking rezoning to facilitate the construction of an 80,384-square-foot mixed-use development with 38 dwelling units at 2959 Avenue Y in Sheepshead Bay, Brooklyn. Yaakov Marcus, the Co-President of Shore Park Jewish Center and fee owner of 2959 Avenue Y, was the signatory on the application.

The plans were disclosed in an application seeking a zoning map amendment which would rezone the area from R5 to R7D and a zoning text amendment to Appendix F, which would be required to make the project area applicable as a Mandatory Inclusionary Housing.

The rezoning actions would facilitate the development of an 85-foot tall, seven-story mixed-use building. The new building would contain roughly 28,001-square-feet of community facility space and 33,144-square-feet of residential space. The community space would include a school and house of worship, per the application.

Ten of the proposed 38 dwelling units would be affordable to households with incomes at 60 percent of the area median income (AMI), while four would be affordable to households with incomes at 40 percent of the AMI.

The development site consists of two tax lots and portions of a third. The area spans block 7423, lots 36, 38 and part of lot 11. The affected parcels contain approximately 200 feet along Avenue Y and approximately 125 feet along both Haring and Brown Streets.
