Residential Management (NY) signs $7.5M refi for 114-unit rental in Morris Heights

Residential Management (NY) through the entity Cm 1571 Undercliff LLC as borrower signed a loan with lender Santander Bank valued at $7.5 million for the 114-unit residential elevator building (D1) at 1571 Undercliff Avenue in Morris Heights, Bronx.
The deal closed on July 26, 2022 and was recorded on August 15, 2022. The property has 132,600 square feet of built space and 129,499 square feet of additional air rights for a total buildable of 262,045 square feet according to PincusCo analysis of city data. The loan price per built square foot is $56 and the price per buildable square foot is $28 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.) The signatory for the borrower was Ezriel Weinberger.

The PincusCo database currently indicates that Residential Management (NY) owned at least 43 commercial properties with 3,061,886 square feet, 2,753 residential units and a city-determined market value of $119.8 million. (Market value is typically about 50% of actual value.) Within the portfolio, the bulk, or 93 percent of the 3,061,886 square feet of built space are elevator properties, with walkup properties next occupying 6 percent of the space. The bulk, or 79 percent of the built space, is in Bronx, with Manhattan next at 16 percent of the space.

The owner according to the Department of Housing Preservation and Development is Labe Twerski, head officer. The business entity is Cm 1571 Undercliff Llc. The 132,600-square-foot property generated revenue of $1.5 million or $11 per square foot, according to the most recent income and expense figures.

The 1571 Undercliff Avenue parcel has frontage of 552 feet and is 138 feet deep with a total lot size of 76,176 square feet. The lot is irregular. The zoning is R7-1 which allows for up to 3.44 times floor area ratio (FAR) for residential. The property has a J-51 exemption that started in 1990 and expires in 2024. The city-designated market value for the property in 2022 is $3 million.
