Renovation Group pays $5.1M to Kaczors for development site in Greenpoint
The Renovation Group through the entity 47 Diamond Street LLC paid $5.1 million to Boguslaw Kaczor and Barbara Kaczor through the entity Diamond Street LLC for development site (V0) at 51 Diamond Street in Greenpoint, Brooklyn, development site (V0) at 49 Diamond Street in Greenpoint, Brooklyn, and development site (V0) at 47 Diamond Street in Greenpoint, Brooklyn.
The deal closed on October 21, 2021 and was recorded on November 9, 2021.
A new building permit application was filed on October 5, 2021 for a 13,321-square-foot R-2 building with nine residential units at 47 Diamond Street.
The three properties have 0 square feet of built space and 13,366 square feet of additional air rights for a total buildable of 13,366 square feet according to PincusCo analysis of city data. The sale price per buildable square foot is $381 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Boguslaw Kaczor and Barbara Kaczor was Barbara Kaczor. The signatory for Renovation Group was Daniel Kaykov.
Daniel Kaykov is CEO of the Renovation Group.
Within a 400-foot radius of 51 Diamond Street, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
Of those three items, one was in new building development.
Of those three items, one was for major renovation including a certificate of occupancy change. It was an initial temporary certificate of occupancy issued on January 31, 2020 for the $1.2 million renovation of 4,990-square-foot R-2 building with seven residential units at 41 Newel Street.
One of those three items was a loan which Perl Weisz borrowed $10.9 million from Citibank secured by the 12,850-square-foot, 18-unit rental (D1) on 45 Newel Street on March 16, 2020.
