Isaac Kubersky pays $3M to Asher Blumenberg for rental in East Morrisania

Isaac Kubersky through the entity Kub Chisholm LLC paid $3 million to Asher Blumenberg through the entity Chisholm Investors LLC for the seven-unit rental (C1) at 1326 Chisholm Street in East Morrisania, Bronx.
The deal closed on October 26, 2021 and was recorded on November 9, 2021.
The property has 6,524 square feet of built space and 360 square feet of additional air rights for a total buildable of 6,880 square feet according to PincusCo analysis of city data. The sale price per built square foot is $459 and the price per buildable square foot is $436 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on July 12, 2017, for $500,000.
The signatory for Asher Blumenberg was Asher Blumenberg. The signatory for Isaac Kubersky was Isaac Kubersky.
Over the past five years, there have been 2 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. Of those there was one major renovation application including a certificate of occupancy change (A1) filed with a total estimated value of $281,360. One of the projects were to change the building from a RES to a R-2and change the number of residential units from 2 to 3.
Isaac Kubersky previously lent the seller $1.7 million secured by this property.

Within a 400-foot radius of 1326 Chisholm Street, PincusCo identified two commercial real estate items of interests occurred over the past 24 months.
Of those two items, one was in new building development. It was a new building permit issued on September 25, 2020 for a 16,014-square-foot R-2 building with 23 residential units at 1323 Chisholm Street.
One of those two items was a loan which Solomon Schwimmer borrowed $5.2 million from Northeast Community Bank secured by the 3,000-square-foot, 23-unit rental (D1) on 1323 Chisholm Street and one other property on December 9, 2020.
