RedSky, JZ, Witkoff file plans for 592-unit Downtown Brooklyn tower
RedSky Capital, JZ Capital, and Witkoff, on August 26, filed a permit application for construction of a 592-unit, 597,824-square-foot building at 589 Fulton Street in Downtown Brooklyn. Craig Murphy of Witkoff filed the plans.
RedSky Capital and JZ Capital Partners started acquiring a 36,290-square-foot assemblage at 547-557 and 559-589 Fulton Street back in 2012, spending over $100 million to put the site together. Last year, after the site’s $154.6 million loan fell into default, the partners brought Witkoff on to act as an advisor for the project.
In 2019, City Realty released renderings for what the developer was planning to construct at the time.

The plans call for the construction of a 575-foot-tall, 52-story building and were filed with the New York City Department of Buildings under job number B00571785.
The project is described in the filing as: New 52-story mixed-use building.
According to the plans, the ground floor will have multiple retail spaces and a residential lobby. The second floor will have retail and a leasing office. The third floor will have a terrace, children’s playroom, dog wash room, and 20 dwelling units. The fourth floor will have a sauna, pool, lounge, multiple cabanas, and eight dwelling units. Floors. five through 21 will each have 13 dwelling units per floor, floors 22 through 36 will each have 12 dwelling units per floor, and floors 37 through 51 will each have 11 dwelling units per floor.
