Reading International receives TCO following $20M renovation and addition project at 44 Union Square
Reading International, on August 31, was issued a temporary certificate of occupancy for a $20 million renovation and addition project at 44 Union Square East in Gramercy.
The plans, pre-filed on April 23, 2015, call for the increase in the size of the building from 61-feet tall and four-stories to 86-feet tall and six-stories. The time from pre-file to TCO was five years and five months
The project is described in the filings as: application filed for the enlargement and renovation of existing building as shown on plans filed here with. Obtain new certificate of occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $20 million.
The renovation added retail spaces to the cellar and ground floor as well as a ground floor lobby, according to the plans. Floors two through four were converted to commercial office space, while the newly constructed fifth and sixth floors add additional commercial office space.
The renovation also added new geometric glass paneling to the dome on the roof of the building, designed by the architect for the project, BKSK.
Reading International purchased the building 18 years ago before securing a $57.5 million construction loan from Bank of Ozarks and Fisher Brothers.
