PMG files plans for 517 units in two buildings in Gowanus

Kevin Maloney’s Property Markets Group, on November 4, filed permit applications for two new buildings in Gowanus, Brooklyn, that will have a total of 517 units.

The first plans called for the construction of a 344-unit, 295,262-square-foot mixed-use building at 267 Bond Street. The second called for a 173-unit, 189,555-square-foot mixed-use building at 498 Sackett Street. Daniel Kaplan, a managing partner at the firm, filed the plans.

The plans are the latest in a recent wave of large new building filings in Gowanus. So far this year there have been eight new building plans filed for the construction of 1,373 dwelling units. That is more dwelling units than the previous seven years combined in the neighborhood.

The plans come as developers anxiously await the decision from City Council on the hotly debated Gowanus rezoning proposal.

Peter Papamichael’s Vorea Group, last month, filed a permit application for construction of a two-tower, 360-unit, 313,672-square-foot mixed-use building at 404 Carroll Street and a 268-unit, 244,882-square-foot mixed-use building at 540 Degraw Street in Gowanus.

Earlier last month, Quinlan Development Group filed a permit application for construction of a 197-unit, 169,726-square-foot mixed-use building at 374 Fourth Avenue in Gowanus.

PMG closed on the acquisition of the development site earlier this year. Maxim Capital Group provided $18.5 million in financing for the deal, which included the acquisition of 267 Bond Street, 495 Sackett Street and 498-510 Sackett Street, which totaled 100,251 square feet.

The first plans call for the construction of a 225-foot-tall, 21-story, 295,262-square-foot mixed-use building with 344-units at 267 Bond Street and were filed with the New York City Department of Buildings under job number B00612352.

The project is described in the filing as: 21-story mixed-use new building.

Per the plans, the ground floor of the building will have a lobby and retail space. The second floor will have 32 dwelling units and parking for 93 cars. The third floor will have 35 dwelling units, while floors four and five will have 48 dwelling units. The sixth floor will have 19 dwelling units, fitness space, and recreation space. The seventh floor will have fitness rooms, terraces, lounges, a swimming pool, and 13 dwelling units. Floors eight through 16 will each have 13 dwelling units per floor, and floors 17 through 21 will each have nine dwelling units per floor.

The fourth floor will have a fitness terrace, lounges, and amenity rooms. Floors five through 16 will each have nine dwelling units per floor, while floors 17 through 21 will each have six dwelling units per floor.
