John J. Ciafone files plans for 99-unit mixed-use building at Sunnyside, largest plans in the nabe this year
On November 16, John J. Ciafone filed a permit application for the construction of a 99-unit, 73,762-square-foot mixed-use building at 43-42 43rd Street in Sunnyside, Queens. The building will occupy a lot on the corner of 43rd Street and Queens Boulevard.
The property is owned by John J. Ciafone and Gina Argento, who was the signatory when the parcel was acquired for $6.7 million on December 20, 2012.
These are the largest new building plans filed in the neighborhood in the previous 12 months, according to an analysis of filings with the NYC DOB. There was only one other new building plan filed in Sunnyside during the span.
The plans call for the construction of an eight-story building and were filed with the New York City Department of Buildings under job number Q00612960. The development site spans one tax lot.
The height of the building was not included due to a perceived inaccuracy.
The project is described in the filing as: affordable housing job. Proposed one new eight-story mixed-use building with 99 dwelling units includes inclusionary housing units, commercial and parking on the ground.
Per the plans, the ground floor of the building will have a parking garage, residential lobby, commercial lobby, recreation space, and three dwelling units. The second floor will have six dwelling units and 28 parking spaces. Floors three through six will each have 17 dwelling units per floor, while floors seven and eight will each have 11 dwelling units. Floors three and seven will both have terraces.
